Key Roles & Responsibilities

Architectural Design & Project Development
Prepare and coordinate architectural designs for residential housing developments including housing estates, duplexes, apartments, and mixed-use schemes.
Produce planning, tender, construction, and detailed technical drawing packages.
Coordinate layouts, unit types, streetscapes, boundary treatments, and site planning in line with local authority development plans.
Ensure designs comply with Irish Building Regulations including Parts A–M.
BCAR & Assigned Certifier Responsibilities
Act as Assigned Certifier in accordance with the Building Control Amendment Regulations (BCAR).
Prepare and manage Inspection Plans for residential developments.
Coordinate inspections throughout construction stages.
Review and manage ancillary certificates from consultants, subcontractors, and specialist suppliers.
Maintain comprehensive BCAR compliance records and inspection documentation.
Coordinate submission of Commencement Notices and Certificates of Compliance on Completion.
Liaise with Building Control Authorities and respond to compliance queries where required.
Monitor and review CE certification, Declarations of Performance (DoP), and compliance documentation for specified construction materials and systems.

Technical Coordination
Coordinate with: structural engineers, civil engineers, fire consultants, BER assessors, assigned specialists and utility providers.
Review technical submissions and construction details from subcontractors and suppliers.
Assist site teams in resolving technical and compliance-related construction issues.
Ensure coordination between architectural, structural, and civil drawings throughout project delivery.
Site Inspections & Construction Support
Carry out regular site inspections during construction stages.
Monitor construction quality and compliance with approved drawings and specifications.
Identify non-compliant works and coordinate corrective actions where required.
Provide technical support to construction and site management teams.
Assist with project handovers and completion procedures.

Candidate Requirements
RIAI Registered Architect. 3-5+ years experience post registration.
Strong knowledge of Irish Building Regulations and BCAR procedures.
Experience acting as Design Architect, Project Architect, or Assigned Certifier on residential developments.
Experience delivering residential projects through planning, detailed design, construction and project completion stages.
Excellent technical detailing and construction knowledge.
Strong understanding of Irish residential construction methods and standards.
Excellent communication and organisational skills.
Experience with housing estates and apartment developments
Experience with timber frame, masonry, and modern construction systems.

Proficiency in:
•	AutoCAD,
•	Revit,
•	and BIM workflows.
