The main duties and responsibilities of the Senior Quantity Surveyor are outlined as follows:

        Work as part of a team in the commercial oversight of the project, embracing the ethos of a “one team” culture.
        Respect, adhere and enhance Health, Safety, Environmental & Sustainability standards.
        Work closely with all key stakeholders including clients, client representatives and third-party agencies.
        Ensure our values of integrity, collaboration, courage, agility and accountability are upheld in day-to-day operations and interactions with our clients.
        Development and implementation of project-specific commercial/contract strategies.
        Compile monthly payment applications and submit to the Client as per Contract Requirements. Ensure healthy cash position on contracts is maintained.
        Lead cost planning, budgeting and forecasting throughout design development and construction phases.
        Produce and manage detailed pricing schedules and cash‑flow forecasts.
        Support the delivery team in the appointment of key packages including negotiations and preparation of supplier/sub-contract agreements.
        Monitor and challenge change control with the Project delivery teams.
        Conduct monthly earned value reporting and ensure an accurate view is taken on cost accruals, working progress, cashflow position and costs to completion.
        Support project delivery teams in the commercial management of contractual issues arising during the delivery of contracts.
        Provide regular commercial reporting (cost vs budget, variation status, change controls, forecasting) to senior management and client.
        Manage subcontractor accounts, payment schedules, retention, contract close‑out and final account settlement.
        Ensure compliance with contract terms, procurement procedures, regulatory / pharma‑specific requirements (GMP, clean rooms, validation, specialist M&E).
        Attend project meetings (site, commercial, design), review design changes for cost impact, liaise with design team / client / contractors.
        Be aware of any changes in legislation, geopolitical issues, or weather events which may affect the delivery of contracts. Support project delivery teams in ensuring protection and recovery, if required, because of these events.
        Analyse and report on complex situations and potential opportunities/risks of variations to cost or programme.
        Build relationships with equivalent client-side commercial lead and instil an ethos of trust and collaboration.
        Work with delivery teams to develop final accounts, and liaise with the clients to try to resolve these final accounts.
       Support dispute/claim resolution where necessary (variations, delays, extensions of time).
       Mentor and guide more junior QS staff, develop commercial processes, promote best practice cost/contract control.
